How it works

Three steps to a manager you can trust

1

Tell us about the property

Type, neighborhood, and whether it is vacant or occupied. It takes about two minutes.

2

We pick a licensed local manager

We match you with a company that holds a Nevada property management permit and already manages homes in your part of the valley.

3

You talk, compare, and decide

The manager reaches out within one business day. Ask the hard questions. Sign only if it is the right fit.

Why owners use us

Hiring a manager is a big decision. Make it with good information.

There are hundreds of property management companies in the Las Vegas valley, and they are not all the same. Fees range widely, screening standards differ, and a manager who is great in Henderson may not know the Summerlin HOAs at all.

We do the first pass for you: licensed, experienced in your neighborhood, and set up for your type of property. Then we get out of the way.

What good management looks like

  • Rent priced from real comparables, not a guess
  • Written tenant screening criteria
  • Photos at move-in, during the lease, and at move-out
  • A clear fee list with no surprises
  • HOA notices handled before they become fines
  • Monthly statements you can actually read

Owner FAQ

Is this service free for property owners?

Yes. Property owners never pay us. We are paid by the property management companies we introduce you to.

How many managers will contact me?

Usually one, sometimes two, chosen to fit your property type and neighborhood. We do not sell your details to a long list of companies.

Are the managers licensed?

We only pass your request to companies that hold a Nevada real estate license with a property management permit, which Nevada requires for anyone managing property for others.

What does property management cost in Las Vegas?

Most managers charge 8 to 10 percent of the monthly rent plus a leasing fee when a new tenant is placed. See our guide to Las Vegas property management fees for the full picture.

Do I have to sign anything?

No. Filling in the form only asks a manager to reach out. You decide after you have talked.

I live out of state. Can you still help?

Yes. Many of the owners we help live outside Nevada, and the managers we work with are used to being the owner's eyes on the ground.
